Blog – Buy real estate in France Italy

If you have decided on several options for objects, be bold and offer your price. Do not ask the seller if he is ready to give you a discount, he will do it, but only the most insignificant. Often the seller is ready to lower the price by 10 or even 30%. And the reasons may be different: the property has been put up for sale for a long time, and the owner no longer wants to bear the costs of its maintenance; or he decided to sell quickly due to family or business circumstances: moving, investing money in other industries.

We also sell objects that are no longer negotiable; their prices are so attractive that bargaining would be considered an insult. Chateauxdeluxe lists such properties in the section "Urgent sale" where prices from market prices are reduced by 20-50%.

We have already written that Chateauxdeluxe has one of the widest ranges of French real estate for sale - more than 2300 properties in our personal catalog. The site presents only part of this range. The property has a good description, but not always complete. Therefore, we urge you to feel free to make inquiries for any reason, even at first glance, for the most insignificant. Everything that is important to you is important to us. We, in turn, provide information as quickly as possible, if possible, on the day of your request. If you need additional information and more photos of the property you like, our company contacts the agent in France on the same day and clarifies the details. You receive information instantly, without delays and exactly on time. It's a pleasure to look for your Dream Home with us. Believe and check!

No preamble. Set deadlines! For example, I decided to make a choice of real estate before the end of 2017. Wait until the consultant shows you ALL the properties that meet your requirements and wishes. And only then draw final conclusions. Stop at 3-5 houses, arrange a viewing time with us and go to France. By the way, we would like to clarify that if the properties are located in different regions of France, you will need to pay the costs of the agent’s flight and hotel accommodation (this is a common practice), we ask you to be understanding of these costs (we are talking about several hundred euros).

What if you don't set deadlines? The choice can drag on for months and years, and it may happen that the object chosen 3 months ago is already being purchased by someone.

Remember that good properties on the market will not be sold for a long time! If you particularly like something, don’t delay, make a decision. The real estate market is so dynamic that while someone is thinking, another is buying. In any case, you can finally decide only by viewing. And if you manage to come to an agreement with the owner, you can live in your future home for several days, because not only the architecture, layout, paintings, furniture, gardens, meadows, fields are important... but also a pleasant atmosphere!

French citizenship

After receiving a residence permit in France, you can start thinking about becoming a citizen of the country. The mandatory period of residence in the country after which it is advisable to apply for citizenship is five years.

There are several ways to obtain citizenship:

  • kinship;
  • birth;
  • naturalization;
  • marriage.

Naturalization for real estate buyers

A foreign citizen who has legally resided in France for five years has the right to naturalize and become a French citizen. To do this, you must pass a test for perfect knowledge of the French language and customs of the country, as well as confirm knowledge of the rights and obligations of a French citizen. The financial and living conditions of the applicant are carefully checked.

The period after which the naturalization process can begin can be reduced to two years if the applicant graduated from a French university or has a job offer or is already employed. Specialists of narrow specializations, athletes and those who served in the Foreign Legion are also eligible for benefits.

The procedure for obtaining visas, temporary residence permits (RP) and permanent residence permits (PR) is regulated by the “Code on the entry and stay of foreigners, as well as on the right of asylum” (Code for the entry and stay of foreigners and the right to asylum), the procedure for obtaining citizenship is the Civil Code (Code civil).

You can view the list of documents required to obtain a particular type of visa on the website of the Consulate General of France in Moscow.

Option 3. Residence permit and permanent residence when investing €150 or more in the French economy

A residence permit in France can be obtained by opening your own company in the country. To open your own company, you need to invest at least €150 thousand in the French economy. If you open your own company in France, then according to the laws of the country, a foreign citizen can be the main founder of the company, but only a Frenchman (resident of the country) must be the director of the company. After purchasing a company and opening your business in France, you can obtain a residence permit and a merchant card. The merchant card gives you the right to manage your own business, as well as become a director of your company. This option is suitable if you are purchasing an existing commercial property.

The first time a residence permit is issued for 1 year, then the residence permit is renewed automatically. After a year, you can apply for permanent residence in France. If a foreign citizen lived most of the time in France or the European Union and during his stay in France the citizen did not violate the laws of the country, and also if his business generates income, then in this case there is a high probability of obtaining permanent residence in France.

In this case, permanent residence is issued for 10 years and can be extended if necessary. Once permanent residence has been obtained, a foreign citizen can stay abroad for any amount of time and still retain permanent residence in France.

If you are ready to invest a larger amount of money in the French economy (€1 million or more), then the waiting time for consideration of applications is reduced; you will be able to apply for permanent residence in France in 6 months.

Option 2 - Obtaining a non-resident merchant card

You can get a non-resident merchant card if you have opened your own business in France. To obtain the status of a non-resident merchant, you will need to write an application to the French consulate. This type of residence permit is issued for a period of 1 year and can be extended. To do this, you will need to provide a number of documents. First of all, these are positive balance sheets about the company’s activities.

After a year, your family (wife and minor children) will have the opportunity to apply for family reunification and will also be able to obtain a residence permit in France. After three years, you will have the opportunity to request permanent residence status (permanent residence) in France, which is issued for a period of 10 years.

A residence permit in France is called Carte de Sejour. The owner of the property has the opportunity to acquire the status of a foreign resident and an entry visa. If the owner of the property uses the property he purchased for a long period of time, then he can obtain a temporary residence permit in France.

Option 1. Obtaining a residence permit for the financially independent (Carte de sejour - Visiteur)

To obtain a residence permit in France for the financially independent, you will need to fulfill a number of conditions:

  • you must own or rent for a long term (1 year or more) real estate in France;
  • you need to have an amount in your account at the rate of €1480.27 per month per person (data as of 01.01.2017/XNUMX/XNUMX);
  • it is necessary to purchase health insurance for a period of 1 year;
  • have a certificate of no criminal record.

This type of residence permit is requested at the consular section of the French diplomatic mission. In this case, the consulate issues a category D visa, under which the applicant enters France and submits documents for obtaining a residence permit. The residence permit is issued for a period of one year, and is renewed at the Prefecture at the place of residence in France.

There are more than 43 historical monuments in France! This is impressive! Of these, 000% are private property and another 33% are magnificent parks and luxurious gardens.

If you are planning to purchase real estate with the status of a Historical Monument, you definitely need to know about your obligations, because... such objects are under the protection of the state, which in turn is your friend in the maintenance and protection of architectural heritage. The state guarantees that any restoration work will be carried out in accordance with strictly established standards. In addition, you will be provided with significant tax benefits or complete tax exemption (for more information about tax preferences, please read our Guide on page 17).

Disadvantages of purchasing real estate with the status of an Architectural Monument: all construction work must be approved by the Ministry of Culture, which can increase their cost; it is necessary to inform government agencies about the facts of alienation of real estate;

If the castle is not included in the register of Architectural Monuments, the owner can carry out reconstruction and restoration at his own discretion, but within the framework of the established requirements of local authorities, which, however, are established for all real estate properties. Thus, harmony and a unified architectural design of the entire territory is achieved. This is why we love France, isn’t it?! For a unique style and amazing order.

In addition to the real estate income listed below, you should not discount excursions if it is a historical castle or estate. The approximate cost of a ticket can be indicated from 5 euros per visitor. Therefore, make sure to know the history of the castle before purchasing it if you are interested in opening it to the general public. Excursions + souvenirs + catering for visitors will bring you much more money than just excursions. Make sure that your guests are comfortable, and not just interested, then they will generously reward you by buying souvenirs and ordering a menu in your cafe or restaurant.

Do you know that in one piece of real estate, say, if it’s a castle, you can combine all the options for generating income: open a mini-hotel, organize excursions, put up souvenirs for sale, provide housing for rent, organize banquet receptions (at least once a month ). It is important that this work is carried out by professionals who know and love their work.

Another great opportunity to generate income is holding various kinds of receptions and wedding celebrations in the purchased estate. In Russia, as well as abroad, it has recently become very fashionable to hold wedding or corporate celebrations in historical palace interiors. France, like no other country, is ideal for exclusive events. If the castle can accommodate overnight guests or there is a hotel nearby, this will be a big advantage when choosing a venue. Even if the castle does not have a hall that could accommodate several dozen people, but there is a picturesque park or lawns, they are perfect for setting up snow-white tents for a festive banquet. The approximate income from renting out the castle for such events will be from 5 euros per event. Of course, when you are in France, you must take into account all the legislation governing this type of activity. In any case, if you decide that your luxurious castle should be seen not only by your family, but also by other connoisseurs of beauty, this source of income can regularly cover the ongoing costs of maintaining the historical property and generate profit. If you decide that this is what you need, please let us know, we will take care of all the organization issues.
